Plan & Prepare

1. Market Analysis

Prepare a detailed market analysis to outline market trends and comparable sales in your neighbourhood. We’ll use this to determine our optimized pricing strategy. If you’re just starting to think about selling your home, start with our free Home Evaluation.

2. Home Staging

Conduct a home staging consultation to accentuate your home’s potential and maximize its appeal to potential buyers – small changes can make a big differences. We also have an inventory of decor items that we can offer free of charge to help with the finishing touches.

3. Photography and Floor Plans

Utilize professional photographs, detailed floor plans and video tours to ensure that your home looks its very best online. For large lots we also make use of a drone to capture the lay of the land. With Buyers starting their search online, that is a fantastic opportunity to capture their attention and elicit interest.

Develop & Execute

1. Broad Web Presence

We have developed a broad web presence through web partnerships and by creating niche real estate websites & blogs to be wherever Buyers are looking. This web presence helps to direct both local and international Buyers to your listing, which is vital as more than 90% of new Buyers are starting their search on the internet.

2. Social Media 

We will leverage our strong social media presence that includes Twitter, Facebook, LinkedIn, Google+ and several regularly maintained blogs. Think of social media as an extended relationship network. Each relationship offers exposure to a vast network of local and international buyers.

3. Viewings

Schedule regular open houses for the first three weeks your home is on the market; open houses will also be scheduled after any price reductions or status changes. We will also ensure every interested Buyer has an opportunity to view the home, if not at Open Houses, then during schedule showings. We’ll also display a highly prominent FOR SALE sign in front of your home to attract neighbourhood interest and take advantage of the strong RE/MAX brand.

4. Printed Marketing Collateral

We use professionally designed and printed four page glossy Marketing Brochures, Direct Mail Campaigns and an attractive Buyer’s Handbook to help lure potential Buyers by making your property stand out, and offering the Buyer the information they need in a nicely constructed, thoughtful way. The more readily available the information and forthcoming the answers, the more it puts potential buyers at ease when it comes time to write an offer.

5. Access to Qualified Buyers

We have access to lots of qualified, eager Buyers thanks to our directed marketing campaigns, and will ensure that we let them know of the unique opportunity to purchase your home, creating a sense of excitement and intrigue.

Negotiate & Sell

1. Representation

We will be present during any showings and the inspection to ensure that we are there to answer any questions, quell any fears and represent you, the seller.

2. Negotiation

Once we have potential Buyers in place, we will stand by our price, educate the potential Buyers on how we arrived at our valuation and encourage offers. Upon receiving offers we’ll ensure the contract has a price, dates and terms that work for you and will negotiate on your behalf until you are happy.

3. Completion of the Sale

We will ensure that you know what is required of you and when it’s required during the completion of the sale. We have fantastic Lawyers and Notaries to refer for the legal requirements. Not only will we be helping you with the purchase of your new home, but if necessary, we can ensure that this sale lines up with your purchase so you only have to move once.

Terms of Use

The term Virtual Office Website ("VOW") refers to a Participant's (REALTORS®) Internet website, or a feature of a Participant's Internet website, through which the Participant provides real estate brokerage services to Registrants (clients and prospects) with whom the Participant has first established a relationship where the Registrant has the opportunity to search for MLS® data, subject to the Participant's oversight, supervision and accountability. By agreeing to these "Terms of Use" you:

  1. acknowledge and understand that the Terms of Use do not create an agency relationship and do not impose a financial obligation on the Registrant or create any representation agreement between the Registrant and the Participant;
  2. understand that all data obtained from the VOW is intended only for your personal, non-commercial use;
  3. do have a bona fide interest in the purchase, sale, or lease of real estate of the type being offered through the VOW
  4. agree not to copy, redistribute or retransmit any of the data or information provided;
  5. acknowledge the Board/Association ownership of and the validity of the copyright in the MLS® database.
  6. agree that all information provided may be provided to the relevant Board and may be used to administer and operate the VOW and to investigate any breach of security of the data or the MLS® rules
  7. that a "mouse click" is sufficient acknowledgement and agreement to the terms
  8. must supply a user name and a password, the combination of which must be different from those of all other Registrants on the VOW, before being permitted to search and view information from the MLS® database via the VOW.
  9. must provide a valid email address. The Registrant may be permitted to access the VOW only after the Participant has verified that the email address provided is valid the Registrant's agreement to the VOW's Terms of Use is confirmed.
  10. understand the Participant must at all times maintain a record of the name, telephone number and email address supplied by the Registrant, and the username and current password of each Registrant, such records to be kept for not less than 180 days after the expiration of the validity of the Registrant's password. If the Board/Association has reason to believe that a Participant's VOW has caused or permitted a breach in the security of the data or a violation of MLS® rules related to use by one or more Registrants, the Participant shall, upon request, provide to the Board/Association a copy of the record of the name, email address, telephone number, username, current password, and audit trail, if required, of any Registrant identified by the Board/Association to be suspected of involvement in the violation.
  11. Understand that information on this site is deemed to be valid but is not guaranteed. It is the responsibility of the registrants to confirm all information on their own. Broker may not have reviewed or approved listing enhancements. All information provided by the listing agent/broker is deemed reliable but is not guaranteed and should be independently verified.
  12. Understand any agreement entered into at any time between the Participant and Registrant imposing a financial obligation on the Registrant or creating agency representation of the Registrant by the Participant must be established separately from the Terms of Use, must be prominently labelled and may not be accepted solely by mouse click
